The Mayor's Office of Housing and Community Development's Lead Hazard Control Grant Program provides grants to homeowners to remediate lead hazards on their property.

Lead Remediation for Multi-Unit Properties
PROGRAM OVERVIEW
The Lead Program is funded by a periodic federal grant from the U.S. Department of Housing and Urban Development's (HUD) Healthy Homes and Lead Hazard Control Division. The fund is available on a first come, first serve basis and priority is given to properties with children under the age of 6. To be eligible for a lead grant, the property owner must apply and the tenant-occupied household units must meet specific income and property eligibility requirements as detailed below.

ELIGIBLE PROPERTIES
An eligible property must present lead-based paint hazards when inspected by a Certified Risk Assessor. This service is part of the grant process and is provided free of charge by the Mayor's Office of Housing and Community Development.
Tenant-occupied units in a multi-unit building must have a child(ren) living or spending a significant amount of time on the property (at least six hours per week at the time of the application.) There does not have to be a child in every unit.
Properties With One to Four Units
In buildings with 4 or less units, at least 50% of the total number of units must qualify based on income. For example:

In buildings with 5 or more units, at least 80% of the total number of units must qualify based on income. For example:

INCOME ELIGIBILITY
Households in the required qualifying units must meet HUD's Low Income Limit and must have a child under the age of 6 who resides on the property or uses the property on a regular basis. If the property is vacant and is determined eligible, preference must be given to low and moderate income tenant families with children age 6 or younger.

HOW TO APPLY
To apply for a Lead Grant, you or your property management team will need to coordinate the application process. If you have been cited by the Department of Public Health or the Department of Building Inspection, please call our office at (415) 701-5500. Please be sure to have your citation number handy as it will expedite processing of your application.

To be eligible for the lead grant, a household must meet specific income and prperty eligibility requirements as detailed below.

If the property is vacant and is determined eligible, preference must be given to re-rent lead-remediated units to low and moderate-income families with children age 6 or younger.

LEAD GRANT FEATURES
The Lead Grant features are:
- Owner-occupied properties must be income eligible and must have a child under the age of 6 living in the property or spending a significant amount of time on the property on a regular basis.
- The maximum grant amount is $8,300 per unit
- The grant agreement stipulates that an owner must rent or sell the property to a low or moderate income family should the property become tenant-occupied or sold within five years of the grant agreement

Lead-remediated units under the Lead Hazard Control Program are required to be made available to low-income families with children under the age of six.
